Getting Started
The Transfer Duty Calculator currently allows for:
- General Rate.
- First Home Owner Rates (FHOR):
- New or Established Homes
- Package Deals/Home & Land Packages
- Vacant Land
- Concessional Rate (s 14)
- Nominal Duty
3. Off the Plan (OTP) Pre-construction and Under construction duty concession/rebate
The First Home Owner Grant is available for selection as a reference so that you can track the Unique Identification Number (UIN).
For more information on Western Australia transfer duty thresholds, eligibility and rates, please refer to the RevenueWA website.
Using the triConvey Transfer Duty Calculator
triConvey's Transfer Duty Calculator will check the following information from your matter to calculate the Transfer Rate, Foreign Buyers Duty and OTP duty concession/rebate:
- the entered Purchase Price;
- the entered Contract Date (if no date is entered, it will use today’s date);
- the selected Transfer Rate Type;
- the entered Foreign Buyers Interest percentage; and
- the selected Concession Type.
The triConvey Transfer Duty calculator rounds down to the nearest dollar in line with the RevenueWA Online Duties calculator.
Whenever a threshold is exceeded, the triConvey Transfer Duty calculator will return the General Rate.
As the OTP concession/rebate does not apply to FHOR Package Deals/Home & Land Packages or FHOR Vacant land, if OTP concession is selected with these two rates, the triConvey Transfer Duty calculator will return the General Rate.
How to use the Transfer Duty calculator
1. From the Matter, double-click Conveyancing Details.
2. Enter the Purchase Price and the Contract Date.
Tip: If no Contract Date is entered, triConvey's Transfer Duty Calculator will use today's date.
3. Select the Transfer Duty, Tax & Registration tab.
Tip: The Purchase Price from the Contract & Settlement Details tab will populate through to the Dutiable Value field. triConvey's Transfer Duty Calculator will, by default, calculate the General Transfer Rate if no Rate Type is selected.
If the Dutiable Value is different to the Purchase Price, you can enter the Dutiable Value in the Override Amount field next to the Dutiable Valuefield. triConvey's Transfer Duty Calculator will then use this amount to calculate the duty payable.
Tip: If you need to clear the Override Amount, replace the amount entered with zero and tab out of the field. This will reset the Duitable Value back to the Purchase Price.
4. Select the Rate Type from the drop-down menu.
Tip: Based on the selection, the Transfer Duty field will display how much is payable.
If the Purchase is exempt from Transfer Duty, select the Is Exempt tick box, and this will set the Transfer Duty field to zero.
5. If Foreign Buyers Duty applies, enter the percentage owned by the Foreign Buyer at the Foreign Interest field and the Foreign Buyers Duty field will display how much is payable.
6. If OTP Duty Concession applies, select the relevant option from the Concession Type drop-down menu.
Tip: The less Concession field will display how much concession/rebate applies.
7. If the buyer is eligible for the First Home Owner Grant, select the tick box, and the Grant Amount will show a default of $10,000 and a field will appear for you to enter the Unique Identification Number (UIN).
8. The Duty Payable field will display the Full Rate Duty less any Concession/Rebates.
